"Our thanks to the Smith Group team for their partnership in selling 34 Pelican Crest. Yes, sold quickly and at a premium to list price, but as the result of careful planning to capture the home’s full potential (and fair) value. The home itself was well located, constructed, updated and maintained, but in a neighborhood where several recent comps and listings were homes that remained in their original condition. As such, despite some quality advantages, ours ran the risk of being compared negatively to newer-construction homes in Crystal Cove.
